Written by Alex Fischer, real estate millionaire and the <strong>e</strong>only one who has really managed to connect the offline world of real estate with the digital world. On YouTube Alex Fischer reaches hundreds of thousands of views with his real estate and tax tips. He was and is extremely successful with real estate, &#8220;Richer than the Geissen&#8221; was read by over 200,000 people and now there is the audio book &#8211; free for everyone.</p>
<p>As the son of two teachers, he grew up in middle-class circumstances, like most people. He himself started with 0 Euro equity. He has gained and applied experience. <p>Reason enough for a detailed review of my favourite topic in the book &#8220;Automation and Efficiency Increase&#8221;.</p>
<p>The automation of processes plays a major role in the book. At the beginning, when Alex Fischer tells how he himself came to the automation of information to minimize the training time of employees invested by him to the automation of customer processes of the &#8220;mid sixty&#8221;, keyword Pareto principle. But you will only get to that in part 2, first it is about automation itself!</p>
<h3>What does automation mean?</h3>
<p>Automation through new technology, such as the above-mentioned automatic invoicing in online shops, has become a very important topic for companies. Automation itself covers all departments, from shop (sales) to machine (production). In every company, every department, every employee and every process the design looks different, but there are always advantages.</p>
<p>What at first sounds like just a reduction in manpower, on the contrary, tends to create free capacity for existing employees. They can use their know-how in important projects instead of, for example, always writing invoices in the same way. Automation means above all an increase in productivity and efficiency.</p>

<p>In the following example, you can see how useful it is to automate certain processes, using the example of: pension provision vs. rented property.</p>
<h3>Excursus &#8211; what is the pension gap?</h3>

The more you earn, the bigger this pension gap becomes. Because above a monthly income of 2,500 Euros, you continue to pay proportionally more taxes, but you don&#8217;t get more pension. The basis for calculating your future pension stops at 2,500 euros. Ergo: If you earn more, you pay more, but never get the excess payment back in the form of a higher pension. Therefore, many people whose income is higher invest in an additional, private pension insurance.</p>
<p>Private pension insurance or&#8230; Buying and renting real estate? In short, the yield of the property rental model is 5-7 times higher than that of the private pension insurance. This means that, according to Alex Fischer, by renting out a property, you earn 500-700% more income compared to a private pension insurance.</p>
<h3>Automation of the information: The breakthrough</h3>
<p>Until now new employees have been trained, have internalized the topic, the internal structures in a company and until they have acquired the first customers, a lot of time passes in the training. Out of 10 people you train, often only one is really effective in the end. Some of them are not good enough, others do not make enough effort, some leave the company sooner or later &#8211; but what is the problem? Where is the solution? Alex Fischer found it in automation, recording videos of his training, his own internal training course. <p>That means you have to isolate and solve problems. If you isolate a problem correctly, the solution will eventually show up. So Alex Fischer recognized the effort of training and shot his first videos. Much more, he added documents, everything beside the daily business. 3 months later he was finished and from now on, his life changed completely.</p>
<p>So Alex Fischer got rid of the things he didn&#8217;t like, for example 20 people of 40 hours each, a total of 800 hours of training for an effective, long lasting employee. This concept changed his life! Instead of spending 80% of his time on building up agents, he now had much more time, which he was able to invest more wisely. Imagine what it is like to have 80% more time!</p>

<h2>Video Tutorial: Create Case Study Calendar</h2>
<p>I wanted a simple calendar! The tutorial video came about because I did not find a calendar last week, I had actually planned that I soon have a large calendar hanging in our agency, in which I can easily enter the most important dates and appointments. Without complex project management, without software tools, a simple calendar for 2018 and all months, from January to June, July August and December.</p>
<p>Since there was no suitable collection for me on the Internet, I quickly made myself a yearly or monthly calendar with InDesign and that&#8217;s when I got the idea, I should record it! Because with the help of a calendar you can learn all the basics of InDesign excellently:</p>

<h2>InDesign: Layout for magazines, brochures, booklets and journals.</h2>
<p>InDesign is an excellent tool for creating complex layouts that are spread over several pages. These are e.g. image brochures, magazines but also whole books. If you&#8217;ve been following me for a while, you&#8217;ve seen one or two of my books &#8211; each one created with InDesign! At first you would think that it is quite difficult, because InDesign has a very complex structure at first sight. The interface of the software has a lot of different settings, a lot of tools but you don&#8217;t need much!</p>
<ul>
<li>InDesign is used for layout and design</li>
<li>Magazines, image brochures, books, etc.</li>
<li>Surface is initially complex</li>
<li>Important tools are easy to learn</li>
</ul>
<p>InDesign is a bit like Photoshop, you have a lot of features but in the day to day life of an advertising agency, social media or online marketing agency, you only really need the fewest tools and utilities in graphic design.</p>
<p>On the basis of the calendar you can actually see all the important functions, from the use of frames to lines, text, text boxes and of course the expansion or linking of individual text boxes. In the end, our layout is duplicated on several pages and another one is adapted. <h2>Who uses InDesign? Graphic designers, advertising agencies and publishers</h2>
<p>As I just described with my book design, the use of InDesign is very diverse. From established newspapers, as well as the largest German BILD. Up to fashion magazines but also all image brochures for companies of advertising agencies, partly even for business cards.</p>
<h3>Advantages of InDesign</h3>
<p>The advantage of the software is that layouters and editors can work together, which also means larger teams. While the layouter takes care that the magazine issue with all its 120 pages looks good and is also perfectly distributed on the 120 pages, editors take care of the image and text content.</p>
<p>Once the layout has been created, the editors come in and fill their texts into the text boxes provided. The most important content is therefore always written at the beginning of articles, should something need to be cut out at the end. For this purpose there are various placeholders for the image material, editors can insert images in these frames and they will only be visible within the frames. Thus, there are no shifts in the text and image flow.</p>
<p>InDesign is a really great tool for any concepts from flyers to brochures, books, newspaper and magazine.</p>

Our book about social media marketing &#8211; inspiration for fashion labels (fashion companies and fashion online retailers). The book describes in particular how you as a fashion company effectively reach target groups in social networks. The choice of the network plays an important role, as well as well thought-out planning and target group analysis (for later retargeting). Today was the day and we received the first copy free of charge from our publisher BOD, whom we thank very much for the cooperation.</p>
